KLM Yearly Roundup 2025

As we begin 2026, we reflect on a year of strong momentum and key highlights from 2025.

Quarter 1

Q1 set the tone for the year, with French fashion brand Sessùn opening their fourth London location on Upper Street, Islington. KLM also started the year off strongly with their Landlord clients, securing Kate Spade and Rituals on new leases at the O2 Outlet acting for AEG & Crosstree. Internationally, the quarter commenced with the opening of 99 Sushi Bar in Monaco.

The leisure and food & beverage team celebrated the openings of Flat Iron Southbank and Tenpin Bowling in Redditch, where KLM acted for Redditch Capital. The quarter concluded with the opening of Europe’s leading off-price retailer, TK Maxx, in Uxbridge.

Quarter 2

Q2 maintained this momentum, with the Central London team acting for Dries Van Noten on the acquisition of its first London standalone store in the heart of Mayfair. The streets of Chelsea were brightened up with the opening of New York contemporary brand Alice & Olivia on the King’s Road.

Nationally, KLM acted on behalf of The Light for its opening in Huddersfield, now occupying 70,000 sq ft within the former House of Fraser at Kingsgate Shopping Centre. During the same period, we were also involved in the opening of Amorino on Cornmarket Street, Oxford, acting on behalf of Jesus College.

Internationally, KLM advised Eric Bompard on the opening of its store at 78 Calle Serrano, Madrid. Further notable European transactions included Canada Goose and Veronica Beard in Paris. IKEA also launched its first pop-up store at The Boulevard in Northern Ireland, which will be open until spring 2026.

Quarter 3

Q3 got off to a start with KLM doubling Oh My Creams!’ London footprint through the opening of three new boutiques on Redchurch Street, Islington and Northcote Road. We look forward to continuing our successful partnership into 2026. The team also delivered several flagship transactions in Covent Garden, acting for Kapten & Son and Café Kitsuné—both welcome additions to Seven Dials. Fresh, artisanal pasta brand, Pasta Evangelists opened at 84 New Oxford Street — certainly one to visit.

The national team also saw continued activity, acting for Ipswich Borough Council on the opening of Jamaica Blue in Ipswich town centre, alongside the openings of Popeyes in Worcester. Loungers arrived in Leamington Spa with the opening of Salino Lounge.

KLM were busy in Brighton, assisting Flat Iron with the acquisition of its new restaurant at 34 Ship Street and the opening of Charlotte Tilbury on East Street. Building on this success, the team quickly followed up by securing Charlotte Tilbury’s flagship store on Carnaby Street, now occupying one of the most prominent positions on the street.

Continuing our work with The Crown Estate, several exciting deals were completed across Regent Street and the wider portfolio. Highlights include the highly anticipated opening of KITH and TwoJeys on North Regent Street—transformative for this part of the street. Other notable openings on the Estate included APM Monaco, King & Tuckfield, Neom, Aligne Pilates, Compane with Max & Co due to open later this year.

Quarter 4

Q4 brought the year to a strong close, with a series of successful openings across the UK. Highlights included Copenhagen-based homeware brand Tekla and French womenswear brand Soeur opening on Marylebone High Street.

The food & beverage team concluded the year with the opening of viral QSR brand, Dave’s Hot Chicken at Westfield London, marking the brand’s fifth UK location. Our final deal of the year was advising South Kensington Estate on the significant upsize of Gail’s from 150 sq ft to 4,300 sq ft, with the flagship opening just in time for Christmas. Some other keys highlights included openings of Oliver Bonas in Lincoln, Rituals in Taunton and Mountain Warehouse in Kingston, where KLM acted for Landlords across the country.

Well done to the investment team who were involved in a wide range of deals including the sale of Christopher’s Place in St Albans and a prominent retail block in Leicester. They were also acquisitive over the course of 2025, some notable purchases include a prime freehold building on King’s Road, London and a multi-let block in Streatham.
